Turning a mall's largest flat surface into a powerful revenue asset

The Ajmer mall is a three-storey commercial complex housing over 60 retail outlets, a food court, a multiplex, and a dedicated events space. With approximately 2,800 sq ft of operating area per floor, the facility runs extensive HVAC systems, escalators, high-intensity LED lighting, and kitchen equipment from early morning until midnight seven days a week. Electricity was among the top three operating costs, averaging ₹2.1 lakhs per month and peaking at ₹2.8 lakhs during the summer peak-cooling months of April through June.

Mr. Vikram Jain, the mall's Operations Director, had explored solar twice before but was deterred by quotes that lacked proper structural engineering assessment and did not account for the mall's complex electrical load profile. He approached FGPS Solar after seeing our work at a commercial complex in nearby Beawar.

Our engineering team spent two days conducting a detailed load audit, roof structural assessment, shading analysis (critical given a rooftop plant room and water tanks), and electricity tariff review. The mall falls under Rajasthan's HT commercial tariff category at ₹9 per unit, making the financial case for solar exceptionally strong. We designed a 120 kW on-grid system using three parallel strings of 40 kW each, connected to three 40 kW three-phase string inverters for redundancy. This design ensures that even if one inverter segment requires servicing, two-thirds of generation capacity remains operational — a critical consideration for a 24/7 commercial facility.

The 288 monocrystalline PERC panels were installed across the main rooftop deck and the covered parking canopy, maximising generation potential. The project was executed over 14 working days to avoid disruption to mall operations. All cabling was routed through concealed trunking, maintaining the facility's aesthetics. The system was energised in April 2023 — just ahead of peak summer — and delivered its best-ever monthly generation of 18,400 units in May 2023.
